Vita Student, Leazes Park

Complete ff&e package to 260 studios and back-of-house areas

Overview

Set between the green spaces of Leazes Park and the iconic St James’ Park, this 260-bed development offers modern studio living in the heart of Newcastle.

Scope of Works

Bowmer & Kirkland appointed Project ff&e to supply and install furniture throughout the PBSA development.

The FF&E package covered kitchen and bedroom furniture in all 260 studios. It also covered the staff and back-of-house areas: the staff kitchens, the facilities management office and the post room.

Programme and Delivery

We were on site from January to August 2026 and averaged around 20 rooms per week. The core team was a site manager, a supervisor and an average of four labourers. Fitter numbers scaled between four and seven, depending on what the site needed at the time.

Challenges and Solutions

The logistics of loading and distributing materials were complex due to split deliveries and the volume of individual room packages. We adapted our approach as required, utilising pallets organised by room, where appropriate, to support more efficient material handling and distribution.

Environmental, Social and Governance

Our labour team was recruited locally, keeping skills and employment in the North East.

Project Outcome

This project demonstrates our ability to deliver a large-scale furniture package on a live construction site. Across 260 studios and the staff and back-of-house areas, careful installation, effective resource management and flexible logistics delivered a consistent, high-quality result. By increasing resources when needed and adapting our methods to site conditions, we maintained momentum throughout the programme without losing attention to detail.
