Haymarket Yards is a brand-new luxury student accommodation in Edinburgh, ideally located for easy access to the University of Edinburgh and Edinburgh Napier University. Designed to enhance the student experience, the scheme offers a wide range of high-quality amenities, including dedicated study spaces, a fully equipped gym, social lounges, landscaped gardens, and a rooftop terrace with panoramic city views. With thoughtfully designed communal areas, from private dining and gaming spaces to quiet outdoor retreats, Haymarket Yards combines modern student living with all the culture, history, and energy of one of the UK’s most vibrant student cities.
Project Overview
Project ff&e were appointed by Ogilvie to design, supply and install fitted kitchen and bedroom furniture across 156 studio apartments. In addition to the fitted elements, our scope included the design and installation of bespoke joinery to the amenity spaces, alongside a comprehensive loose furniture package. This covered mattresses, chairs, bar stools, sofas, televisions, tables and bar furniture, delivering a fully furnished, turnkey solution across both the studios and shared spaces.
Operations & Delivery
On-site works commenced in February 2025, with the fitted furniture installation, including bespoke amenity joinery completed in September 2025. The installation of loose furniture followed and was finalised in November 2025. While the original programme targeted an installation rate of 25 rooms per week, the team remained flexible, successfully adapting to variations in pace in response to site requirements.
The project was managed by a dedicated on-site team, led by a single Site Manager from start to finish, supported by two labourers and an average of three skilled fitters. Monthly health and safety audits were carried out by an external H&S auditor, with exemplary results recorded throughout the programme.
Impact & Sustainability
Local labour was utilised throughout the delivery of the scheme, supporting the regional workforce and contributing positively to the local economy. The project is FSC certified, ensuring that all timber products supplied met responsible sourcing standards and reinforcing our commitment to sustainable, environmentally conscious delivery.
