House of Social is a vibrant new PBSA scheme located on First Street in Manchester, at the heart of one of the city’s fastest-growing neighbourhoods. House of Social combines student living with Manchester’s newest 12,000 sq ft food hall below, a dynamic, design-led destination featuring five independent kitchens, a central bar and an exciting events programme.

Project Details

Project ff&e were appointed by Renaker to design, supply, deliver and install both fixed and loose furniture for the 13-level tower development. The scope of works included the full furniture package for 365 cluster bedrooms, 211 studios and 100 cluster kitchens, alongside the supply and installation of loose furniture for the Food Hall.

Operations & Delivery

The scheme was delivered over a 32-week on-site programme. Installation commenced at a rate of 26 rooms per week and increased to approximately 50 rooms per week during peak periods. Achieving this accelerated rate required planning, collaboration and expertise from the site team, while ensuring consistent quality across all areas.

The on-site team comprised of a Site Manager, Site Supervisor, Team Leader and approximately 12 fitters and labourers. The team reported into the Contracts Manager and Operations Manager, with additional support provided by a Project Assistant to ensure seamless coordination between site and office functions.

Health, Safety & Client Feedback

Health and safety performance was a key priority throughout the project, with monthly audits undertaken and consistently positive outcomes achieved. The positive feedback from both the client and the main contractor reflected the team’s commitment to quality, professionalism and programme delivery.
